Christchurch’s weather is hard on cladding. Damp winters and warm, still summers grow mould, algae and general grime on weatherboard, brick, render and plaster faster than most homeowners expect, and once it takes hold it spreads. Mobi-Vac has been washing exteriors across Canterbury since 1985. We use a soft wash system rather than straight waterblasting, because pressure alone pushes water under flashings and weatherboard laps and can strip paint it shouldn’t. The wash solution breaks down the grime and growth at the surface, then we rinse it away, so the result lasts a good deal longer than a fortnight.
Soft wash or pressure wash?
For house exteriors, soft wash wins every time. High pressure can force water behind cladding, crack old paint, and etch soft surfaces like render. Our soft wash system does the work chemically first, so the rinse is gentle and the finish doesn’t come with hairline damage you won’t notice until the next heavy rain.
What soft washing removes
Black mould streaks under eaves, green algae on the shaded side of the house, the spring pollen that cakes cladding and window frames, general Christchurch grime, and the chalky build-up that dulls painted surfaces over a few years. It will not fix flaking paint or damage that is already there, but it stops the growth making it worse.

We turn up with the soft wash gear, extra-long ladders for two-storey work, and the safety equipment that keeps us compliant on any site. Before starting we walk the property to check the cladding type, look for existing damage, and confirm anything that needs extra care.
Every surface is treated with a soft wash solution that breaks down grime, mould and algae at the surface, then rinsed clean. Unlike high pressure, this does not force water behind cladding or strip paint, so the finish holds and the surface underneath stays protected.
We finish with a full rinse, check the property for anything we should flag, like flaking paint or a damaged downpipe, and pack up leaving everything as we found it. Before and after photos are sent through so you can see the result, even if you were not home.

How much does house washing cost in Christchurch?
House washing starts from $200 + gst. The final price depends on the size of the property, the cladding type, and whether it is single or two-storey. We will confirm the price with you before we begin.
Will pressure washing damage my weatherboard or paint?
It can, which is why Mobi-Vac soft washes instead. High pressure forces water behind cladding and laps, and can strip paint off older weatherboard. Our soft wash solution does the work chemically, so the rinse itself is gentle.
How often should a Christchurch house be washed?
Once every 12 months suits most homes. Shaded, damp sections of the property, or homes close to trees, are worth doing every 6 months, because mould and algae get a foothold faster there.
Can you wash pollen off the house?
Yes. Christchurch gets a heavy pollen load through spring, and it settles on cladding, window frames and sills, and in the sheltered corners the wind never clears. The same soft wash lifts it off without blasting the surface. Most people book once the worst of the season has passed, so it does not simply coat the house again a fortnight later.
What surfaces do you wash?
Mobi-Vac washes weatherboard, brick, render and plaster cladding. We match the wash solution and pressure to the material so nothing is at risk of damage. Roofs are a different job and we treat those under roof moss and lichen cleaning.
Do you wash windows too?
Ground floor windows and frames are rinsed as part of the wash. It is not a full interior and exterior window clean, but it takes care of the general grime that builds up around the frames.
Do I need to be home?
Not unless you would like to be. As long as we can get access, we will do the job and send through before and after photos once we are finished.
Will the wash fix stains or damaged paint?
It removes grime, mould and algae, which stops further damage, but it will not repair paint that has already flaked or cracked. We will flag anything we notice while we are on site.
What happens to the runoff?
We are careful to try not to let wash water pool where it should not, and we work around garden beds and drains as we go. Paths, gardens and driveways get a rinse down before we leave.
