COMMERCIAL EXTERIOR CLEANING CHRISTCHURCH
Property managers, facilities teams, body corporates and building owners across Canterbury use Mobi-Vac because exterior maintenance is easier to manage when it is one contractor, one point of contact and one set of compliance paperwork. Blocked gutters, dirty cladding, mossy roofs and slippery car parks all happen on one visit. One booking, one induction, one invoice.
We have been working on Canterbury sites since 1985, and on commercial jobs the cleaning itself is usually the straightforward part. What matters is turning up when we said we would, working around your access hours and your tenants, having the safety documentation sorted before we arrive, and telling you clearly what was done and what we found. That is the part we have built the business around.
Retail, childcare, aged care, industrial and multi-unit residential all come with their own constraints, and they are rarely the same. Early starts before a site opens, work staged around a car park that cannot be closed all at once, or scheduling that avoids a childcare centre’s outdoor play times. We plan the visit around those constraints. You should not have to work around ours.
Most of our commercial work runs on a schedule, usually annually or twice a year depending on tree cover and how much the building is exposed. It costs less than reacting to an overflow, the budget lands predictably across the year, and it means someone is on the roofline often enough to catch a failing joint or a rusting downpipe before the water gets in.
WHAT IS INCLUDED
SITES WE LOOK AFTER
Most of our commercial work is scheduled, repeat work across Christchurch and Canterbury: schools and early childhood centres, retirement villages and aged care, property managers and body corporates, real estate groups and multi-unit residential, industrial and warehousing, retail and hospitality.
The constraints matter more than the cleaning: a childcare centre needs it done around play times, a school in the holidays, a property manager wants the paperwork sorted first.
Most clients start with one service and end up with several. We cover gutter and spouting cleaning, building washdowns, roof cleaning and moss treatment, car parks and hard surfaces, solar panel cleaning and bird dropping cleanup, all on one schedule.

HOW WE WORK
Select a step to see what happens.
Johno walks the site with you, or works from your plans and photos where that is easier. We look at building height and access, what the roofline and hard surfaces actually need, and what your constraints are around tenants, trading hours and site inductions.
WHO WE WORK WITH
Property managers, facilities teams, body corporates, aged care and childcare operators, main contractors and building owners. Some of these have been with us for years, across multiple sites.
SAFETY & COMPLIANCE
On commercial work, compliance is usually what decides whether a contractor gets through the gate at all. We keep ours current so it is never the thing holding your job up.
Current Site Safe certification, which is the baseline most commercial sites and main contractors ask for before anyone is allowed to start work.
Totika pre-qualification means our health and safety systems have already been independently assessed, so your procurement team is not starting from scratch on us.
Fully insured for commercial work. Certificates of currency come to you before we start, without anyone having to chase them.
Working at height is most of what we do. Operators are trained and equipped for it, and the access method is settled at the site assessment so nothing gets worked out on the fly.
A Safe Work Method Statement (SWMS), task analysis and site-specific documentation supplied ahead of the visit. If your site has its own induction process, we complete it before we arrive.
Truck-mounted vacuum units, extra-long ladders and elevated work platforms. We come with the equipment the building actually calls for, not the one that happens to be on the truck.
Need something specific for your procurement process? Ask Johno on 021 622 761 and we will get it to you.

Every site is priced individually. Johno will walk the site or work from your plans, then confirm the scope, price and schedule in writing before anything is booked.
Yes, both, and we supply a Safe Work Method Statement (SWMS) for any site that requires one. Most commercial sites, property managers and main contractors want all of it before they will let anyone through the gate. We keep ours current so it never holds a job up.
Yes. We carry public liability insurance and our operators are trained and insured for working at height. We can provide certificates of currency and our health and safety documentation before we start on site.
Yes, we can. On most commercial jobs we do. Early starts before a site opens, staged access so a car park is never fully closed, or scheduling around childcare outdoor times and aged care routines. Tell us the constraint and we will plan the visit around it.
Yes. Several of our commercial clients have us across a whole portfolio. It usually works out simpler for everyone: one contractor, one schedule, one set of compliance paperwork.
Before and after photos and a written note of what was done, plus anything we found that you should know about. Failing gutter joints, rusting downpipes, damaged flashings and blocked sumps all get flagged while they are still a maintenance job and not an insurance claim.
Yes, and it is how most of our commercial work runs. Usually annually or twice a year depending on tree cover and exposure. It costs less than reacting to overflows, and it spreads the budget predictably across the year.
Whatever the building needs. Truck-mounted vacuum units, extra-long ladders, and elevated work platforms for multi-storey buildings where ladders are not appropriate. The access method is confirmed as part of the site assessment, not improvised on the day.
