Christchurch roofs get a lot of shade, a lot of damp, and plenty of trees close by, which is everything moss and lichen need to take hold. Once established, moss holds moisture against the roofing material, lifts tiles at the edges, blocks valleys and gutters, and shortens the life of the roof underneath it. Left untreated for years, the damage is no longer cosmetic.
Mobi-Vac treats roofs. Pressure washing on its own is a different job with a different result. A blast can knock the moss off the surface for a season, but it doesn’t touch the roots, and on tile or older iron it can do more harm than the moss itself. Our treatment breaks growth down at the root and is left to work, so it does not come back within a year.
Moss, mould, algae or lichen: does it matter which?
Not for how we treat it. All four are common on Christchurch roofs and respond to the same targeted treatment. What matters more is the roofing material, because tile, iron and concrete all need slightly different handling to treat the growth without damaging the surface underneath.
Why we don’t just pressure wash your roof
High pressure strips protective coatings off concrete and iron roofing, and can crack or dislodge tiles that are otherwise sound. It also takes off only what you can see. The roots holding on underneath survive, so the growth is usually back within a season. Treating the growth at the root, and leaving it to work, is the difference between a roof that looks clean and one that stays clean.

How much does roof cleaning cost in Christchurch?

Will you pressure wash my roof?
Not unless you specifically ask us to. High pressure can strip protective coatings and crack or dislodge tiles. Mobi-Vac treats the moss, mould, algae or lichen at the root instead, which deals with what is holding the growth there in the first place.
How often does a Christchurch roof need treating?
Every 2 to 4 years suits most roofs, depending on how much shade and tree cover the property has. Heavily shaded roofs can need it more often.
Is moss actually bad for my roof?
Yes. It holds moisture against the roofing material, lifts tiles at the edges, blocks valleys and gutters, and shortens the roof’s life if it is left long enough. It stops being a cosmetic issue and starts being a maintenance one.
Do you treat tile, iron and concrete roofs?

Do I need to be home?
Not unless you would like to be. As long as we can get access, we will do the job and send through before and after photos once we are finished.
Will the treatment damage my plants or lawn?
Mobi-Vac takes care around garden beds. We recommend watering your garden and lawn before we arrive. If you have heavy planting directly under a downpipe, it is worth mentioning when you book.
Do you clean the gutters as part of a roof treatment?
Not as a full clean. Mobi-Vac clears the growth that has come down off the roof into the gutters and valleys, so nothing is left sitting there from our work. If the gutters themselves need doing, gutter and spouting cleaning is a separate service and easy to book on the same visit.
